INTRODUCTION

A town house and pool set with large private grounds. The property offers modern. spacious and comfortable accommodation over two floors with three bedrooms and three bathrooms.
Situated in a small French market town the property is only a short walk from shops, restaurants and cafes. The town offers every amenity you would expect with a large local market every Saturday morning.

THE ACCOMMODATION

On the ground floor you enter to a large comfortable lounge with television (UK satellite) and an open plan dining area off with fully fitted modern kitchen (dishwasher, built in oven, hob, fridge / freezer, microwave). Past the stairs there is a ground floor shower room, wc and a utility room with washing machine. The stairs lead up to the first floor landing with small twin bedroom, large master double bedroom and second double bedroom with ensuite shower and wc. There is also a large family bathroom with wc.

THE LOCATION

The property has a gated entrance and private parking, private pool and poolside terrace. The large grounds offer plenty of space and an open aspect with a barbecue and outside furniture provided. The owners have a house next door and there is a shared drive in front of the house. They will be happy to answer any questions, otherwise they will rest discrete and let you enjoy your holiday as you choose.

Within the town a two minute drive away is a retail park with two medium sized supermarkets. You can enjoy eating in, dining al-fresco or choose one of the local and inexpensive restaurants.

For a meal out in a rather different restaurant why not hop in the car and go down the road to the nearby village of Sourzac. Here at the Les Roches des Gourmets you can enjoy traditional cuisine dining at a table with a back drop of the rock falaise, the building is actually built into the cliff face! The prices are very reasonable. The Perigord is renowned for it's gastronomy and is the best value for money in the whole of France.

Staying at the property provides the advantage of being within a town and at the same time affording the perfect opportunity to relax and unwind. You can also venture out and explore all that the Dordogne has to offer, discover the history and pre-history, the wonderful open countryside, the world famous vineyards and wines and the many activities.

Enjoy the simple pleasure of walking the many footpaths (try the town trail) or strolling around the villages or for the more energetic how about canoeing. The roads are uncrowded and the pace of life is slow and calm.

THE AREA

Situated between Bergerac on the River Dordogne and the River Isle to the north, this is an ideal place from which to explore the Dordogne. The Isle Valley has been inhabited since prehistory and traces have been found of cave paintings at Gabillou near to Sourzac, as well as dolmens and standing stones.

It was the Norman’s who sailed up the River Isle in the 9th century to pillage and plunder the towns of Montpon, Mussidan and the fortified abbeys of Sourzac and Saint Astier.

To the north of the Isle lies the 50,000 hectare forest of La Double, a haven for wild life and containing the lake Jemaye which is a regional park with artificial sandy beach, boats and nature trails, picnic area, snacks and restaurant.

To the south lies Bergerac with it’s medieval town centre, charming little squares and alleys, timber framed houses, fountains and curious little shops and pavement cafes and restaurants.

From the old port you can take the road train to visit the town or a trip on the river in a traditional flat bottomed Gabare. There are several museums to visit or you may simply enjoy just strolling around.
