


INTRODUCTION
La Roffie is a beautiful authentic 17th Century French farmhouse and barn conversion. The character of the ancient farmhouse, cottage and pigeonnier have been maintained by a sympathetic restoration using reclaimed original materials. The centuries old oak beams, stone walls and flag stone floors are enhanced with carefully selected antique furniture, pictures and objet d'art, all of which underline the warm and tranquil harmony of the old buildings.
In a wonderfully rural setting just 12 km north of Bergerac and surrounded by 26 hectares of pasture and woodland with a large private pool (14.5 x 5.5 meters) and pool house, completely fenced, with ample parking and automatic gates, the estate offers total privacy and calm.
The main house has three bedrooms on the first floor, two double and one twin with two bathrooms. On the ground floor French doors to the lounge and dining room look out over the terrace and grounds. Entering the grand dining room with it's flag stone floors, exposed beams and stone walls, there is a large table and seating for eight, a door off to the left to the fitted kitchen with electric oven, dishwasher, fridge and microwave. Another rear door to the left leads through past a wc to the vestibule and utility room with washer/dryer and fridge/freezer.
Continuing through the vestibule a door leads into the second lounge with comfortable seating and doors out onto the secluded private patio. From this patio is the entrance into the completely separate accommodation of the pigeonnier.
Off the grand dining room double glass doors open to the equally large lounge with ample comfortable seating for eight and large open stone fireplace. This magnificent piece with it's French doors to the front has the floor to ceiling full length library bookcase across the whole rear wall.
Half stairs lead on up to the large first floor hall with wc, bathrooms and bedrooms off. Half stairs lead up to the huge double aspect master bedroom with it's king size bed (200 cm x 200 cm), lounge and writing desk. Half stairs lead back down from the master bedroom to the first bathroom with bath, wc and wash hand basin, this is in effect an ensuite, but is accessible from the hall. The second twin bedroom overlooks the rear of the property and the third double bedroom the front. The second bathroom has bath, wc, double wash basins and is also accessed off the hall.

The Pigeonnier
Entering on the ground floor of the Pigeonnier there is a double bedroom and lounge with door to the rear bathroom, shower, wc and wash hand basin. The rustic nature of this superb building is enhanced by the feature original bread oven. Stairs take you to a mezzanine floor with open aspect to the bedroom below.


The Cottage.
The third building in the ensemble is the charming old cottage set apart from the main building and completely detached with entrance leading into the lounge diner, ample seating and dining for six. A fully fitted kitchen has ceramic hob and fridge, there is a separate wc and bathroom with roll top bath. Stairs lead up to the large twin bedroom in the attic with its old oak beams and sitting area.
